Getting a tenant to vacate a rental unit is more difficult than in the past because of the eviction moratorium. You can’t just give them a “3-day Notice to Pay Rent or Quit” and then start the unlawful detainer action. Even during normal times, evictions took a long time, created additional costs for the owner and usually resulted in a large financial loss. 

Another idea that you might consider is called:
“Cash for Keys!”

So what is Cash for Keys?

Cash for keys is a way for a landlord to convince a tenant to vacate a property in exchange for an agreed upon sum of money. Although it may seem counterintuitive, cash for keys in many instances is less expensive than going through a lengthy eviction process. Typically the amount paid comes with stipulations based on the condition that the property is left in.
